Daniel M. Engler



Dan's practice focuses on all aspects of real estate development, entitlements, and transactions. Dan represents property owners and developers in obtaining land use entitlements and environmental review clearance for residential, commercial, office, life science, and mixed-use development projects. Dan also counsels clients on strategies for securing project approvals and compliance with laws and regulations applicable to the development process in California, including the Planning and Zoning Law, the Subdivision Map Act, and the California Environmental Quality Act.

Dan also represents owners and developers in the buying, selling, and leasing of real estate assets across a range of industries including residential, commercial, retail, health care, hospitality, and technology. As part of his practice, Dan regularly advises clients on site acquisition and site assemblage, including drafting and negotiating purchase and sale agreements and ground leases, as well as leasing spaces in completed projects to tenants.

Ongoing representation of developer in the entitlement and construction of a 520-foot high residential condominium tower project in San Francisco, which includes a museum component, a ground floor retail component, and the rehabilitation of a National Register eligible historic building.

Ongoing representation of developer in the entitlement of a 330-unit multifamily project in San Bruno.

Ongoing representation of developer in the acquisition and construction of a 500,000 square foot office/life sciences campus in San Carlos.

Represented developer in obtaining entitlements for a 270,000-square-foot office building in San Francisco, including an office space allocation under Proposition M, which is leased to technology company.

Represented developers in securing entitlements, including zoning and general plan amendments, and CEQA clearance, for various other mixed-use development projects in San Francisco.


Ongoing representation of large technology company in acquisition of property and site assembly for new corporate campus in Sunnyvale.

Representation of master developer in the acquisition and development of a 15 acre site in Foster City for a mixed-use housing project, including the negotiation and sale of the market rate, affordable, assisted living, and retail components of the project to other developers.

Representation of developer in acquisition out of bankruptcy of an underutilized commercial property in San Francisco for future redevelopment with residential uses.

Represented investor in $57 million acquisition and financing of a portfolio of 17 multi-family apartment buildings in San Francisco.
