Melissa is a real estate transactional attorney whose practice focuses on a broad range of complex transactions.
Melissa’s experience allows her to represent owners, investors, developers and lenders in a wide variety of commercial real estate matters relating to the acquisition, disposition and financing of offices, residential developments and other commercial, industrial and mixed-use real estate properties. She has extensive experience drafting and negotiating real property and financing transaction documents, including purchase agreements (both asset and equity) for new and existing developments. Melissa’s financing experience is in a unique area known as “landbanking,” which is a form of financing for homebuilders, where she represents both homebuilders and landbankers on all parts of the transaction including the drafting and negotiation of option agreements and construction agreements.
She also has experience representing buyers and sellers in high end residential transactions.
Purchase and Sale
Represented investor in the acquisition of five separate office properties in northern California, with an aggregate purchase price of approx. $106 million.
Represented investor in the acquisition of five development properties in northern California, for the intended development of a mixed-use project.
Represented investor in the sale of a single-tenant retail property in Orange County, California, with an approx. $23 million sales price.
Represented investor in the sale of a single-tenant industrial property in Sonoma County, California, with an approx. $25 million sales price.
Represented investor in the sale of vacant industrial property in Los Angeles County, California, with an approx. $24 million sales price.
Represented landbanker in eight landbank transactions in California, Arizona, Nevada, Idaho, Oregon, Washington and New Jersey.
Represented landbanker in four landbank transactions in California and Texas.
Represented publicly traded homebuilder in two landbank transactions in Texas.
Represented publicly traded homebuilder in five landbank transactions across California and in Arizona.
Represented individual buyer of a residential estate in Hidden Hills, California, with an approx. $15 million purchase price, in an off-market transaction without any broker involvement.
Represented individual buyer of a developed lot and an undeveloped lot in Gozzer Ranch, in Harrison, Idaho, with an approx. $11 million purchase price.
